Job Overview

Leads a lean team of real estate professionals and manages complex, high-value real estate transactions. This role provides strategic guidance to ensure the organization’s real estate portfolio is aligned with business objectives while maintaining compliance with applicable legal, regulatory, and corporate governance requirements.
As part of the corporate-wide real estate and transaction management function, the Regional Manager – Global Real Estate is responsible for managing the Company’s diverse real estate portfolio across Asia Pacific, including Hong Kong, Taiwan, Korea, Japan, Southeast Asia, Australia, and New Zealand. The position is based in Malaysia and reports to the Senior Director, Global Real Estate.

 

Job Requirements

  • Manage a lean team responsible for high-value real estate transactions, ensuring that legal documents, contracts, and leases are negotiated, reviewed, and executed efficiently.
  • Provide strategic advice on real estate transactions to support business objectives, manage risk, and optimize portfolio outcomes.
  • Serve as TE’s real estate subject matter expert on project teams, delivering business-driven real estate solutions across office, warehouse, land, and manufacturing portfolios.
  • Partner closely with the Company’s preferred real estate transaction management provider to develop negotiation strategies and bring transactions to timely closure.
  • Provide input into financial planning and serve as a resource to financial analysts for budgeting, forecasting, expense reporting, and the development and administration of capital and operating budgets for assigned facilities.
  • Develop portfolio strategies, conduct portfolio analysis, and identify cost-saving opportunities across the Company’s regional real estate portfolio.
  • Understand business drivers and operational needs across divisions, and translate those needs into effective real estate portfolio and workplace solutions. This role serves as a key client touchpoint with the opportunity to influence strategy, direction, and value creation.
  • Educate Business Unit Controllers, Operations Managers, and General Managers on real estate processes, schedules, workplace strategies, cost implications, and expectations.
  • Manage regional real estate portfolios for the Business Units and recommend opportunities to improve efficiency, cost, utilization, and strategic alignment.
  • Engage directly with business leaders and collaborate with regional and global resources to meet or exceed site, regional, and Company real estate and facilities objectives.
  • Oversee complex due diligence processes for acquisitions and dispositions, advising stakeholders on potential risks, compliance issues, and mitigation strategies.
  • Lead collaboration with internal functions, including Risk Management, Finance, Legal, and Operations, to optimize real estate strategies and support TEOA compliance and training.
  • Provide guidance on lease administration, reconciliations, rent and property tax payments, and oversight of the real estate database.
  • Ensure all transactions comply with TE’s Code of Business Conduct and applicable compliance policies, while supporting the Company’s sustainability initiatives.
  • In carrying out these responsibilities, the incumbent must understand the rationale behind key corporate policies, practices, and procedures, as well as the Company’s overall business priorities and portfolio management objectives.

What your background should look like

•    Bachelor’s degree in an appropriate field with 12 or more years of relevant experience
•    Fluency in English, additional language capabilities are preferred.
•    Strong understanding of relevant financial tools, including NPV analysis, rate of return, IRR, and basic real estate law.
•    Strong leadership, verbal and written communication, prioritization, ownership, and analytical skills.
•    Knowledge of facilities and infrastructure management is preferred.
•    Ability to travel as required.
•    Fluent working knowledge of Microsoft productivity applications and AI-enabled tools.
